Terwilliger Brothers Residential, LLC (TBR) is a Florida based apartment development company whose principals include three seasoned apartment developers and operators. With combined experience spanning over 75 years in apartment development, management, asset management, and acquisitions, TBR brings unmatched expertise to every project.

Our leadership team has held senior positions with some of the largest owners and developers of apartments in the United States, including Trammell Crow Residential, Equity Residential, and AIMCO. This deep institutional knowledge, combined with entrepreneurial agility, enables TBR to identify opportunities and deliver exceptional results.

Bruce K. Terwilliger

Managing Partner

A graduate of the U.S. Naval Academy with an MBA from Stanford, Bruce has over 30 years experience in the apartment industry. He has served in senior positions with Trammell Crow Residential, Equity Residential, and AIMCO. He directed the development of the Mazza Grandmarc, a 628-bed property in College Park, Maryland. Since 2017, he has led TBR's Florida operations, successfully purchasing and renovating four properties in the Tampa/Bradenton/Lakeland area, all exceeding original business plan projections.

J. Ronald Terwilliger

Chairman

Ron Terwilliger is Chairman Emeritus of Trammell Crow Residential and Chairman of Terwilliger Pappas Multifamily Partners. He served as National Managing Partner of Trammell Crow Residential from 1986 to 2009. An honor graduate of the U.S. Naval Academy and Harvard MBA Baker Scholar, he served as Chairman of the Urban Land Institute and is a member of the Real Estate Roundtable. In 2009, he donated $100 million to Habitat for Humanity International—the largest individual donation in the organization's history.

J. Russ Davis, Jr.

Partner

A University of South Carolina MBA graduate, Russ has over 25 years in real estate as developer, operator, financier and senior executive. He has been directly involved in the development and financing of nearly 50 apartment and condominium properties totaling over 10,000 units. Previously President and COO of Trammell Crow Residential Services-Midwest, he is CEO of Homes Urban, headquartered in Greenville, SC.

Jarrod Smith

Development Associate

Jarrod joined TBR in 2022 after five years as a real estate analyst with HFF/JLL, where he provided analytical, financial, and marketing support on over $4 billion worth of transactions. A University of Florida graduate with a degree in Finance, Jarrod is a Tampa native.
